Description

(S/E) Starting from The Mumbles seafront. Several car parks near the beach.
Head east along the seafront towards Mumbles Head.

(1) Once you get to a stilted restaurant, climb the southern stairs to the right following the arrows indicating Wales Coast Path. When you get to the road, keep following the arrows heading south-west towards Limeslade Bay.

(2) At Limeslade Bay, a track to the left follows the coastline. Follow it over the cliffs to Langland Bay.

(3) When you get to Langland Bay take the stairs heading down to the beach. Half way up the beach, you'll come across green beach huts.

(4) Leave the beach heading north, up the stairs to the right-side of the beach huts, cross the road and head up more steps through a little forest with magnificent palaces.

You'll reach a rather posh Mumbles neighbourhood with large villas. Head north-west through the estate. Cross Caswell Road and start heading down Groves Avenue.

(5) At the first intersection, take a right on a small road heading north-east down a steep slope leading to Newton Road just above several sports fields. Keep right on Newton Road heading east reaching the seafront.

We enjoyed this walk (parents with teenagers). The paths are mostly tarmac/concrete so it wasn't muddy. We stopped off at the beach for ice creams.
I would suggest a note against the 'easy' definition of the walk that there are some very steep steps in places.
Also a note about where to park would help.
We didn't get lost, but were a bit confused when we were walking through the houses and had to resort to Google maps.

The walk was very good not to strenuous and the scenery was beautiful, under foot the pathways were well maintained and the signposting was really good. Along the route there were many stopping places for refreshments Langland Bay Brassiere was very nice.

Instructions unclear at one point, misleading at another and actually wrong at a third.
1) Would be better stated as "at the restaurant just before the pier".
2) There is a small grassy track leading off to the left that goes nowhere after about 100m. Confusingly it begins right next to the Coastal Walk sign. Better to say "follow the road round past Fortes ice cream parlour". Also, the "track" is a wheelchair -friendly (for about half a mile) concreted path.
4) At the top of the steps and entering into the estate there is no indication that you are already on Groves Avenue. Also the road at the top is Caswell Road to the left (not signed) and Southward Lane to the right (signed). Directly opposite is not groves Avenue but Southward Lane.
It would also be worth mentioning in step 3) that there is an alternative to the beach by following the path round the clifftop immediately below the white apartment block.
Luckily I am an experienced map-reader and was able to work out where I was and how to proceed.
Finally the climb up the steps is steep and should be flagged up at the beginning of the description.

The walk was very good lots of scenery to take in, ample number of places to stop and re fuel, ground conditions under foot were very good and I would recommend to anyone.

Easy to follow walk around a peninsula. The footpath is very good, tarmacked and easy to walk on. There are some steep steps at the start near Mumbles pier. Langland Bay is very pretty, a real treat to visit. At the end its only a short walk back to central Mumbles.
